For a lot of buyers, school districts are one of the first things they consider when deciding where to buy. Even buyers who do not have children may pay attention to schools because of their potential impact on resale value.
But a school district is only one piece of the puzzle. You are not just buying into a school boundary. You are buying a home, a neighborhood, a commute, and a lifestyle that you will live with every day.
As we head into back-to-school season, here are a few things I encourage buyers to consider beyond the school district.

Your Actual Day-to-Day Commute
A neighborhood can look perfect on paper, but what does getting to work actually look like on a Tuesday morning?
In the DMV, a few miles can make a big difference. Think about access to Metro, MARC, major commuter routes, bus lines, bike trails, and whatever else factors into your regular routine. If you work from home, consider whether the house has a realistic space for an office and whether reliable internet is available.
I always recommend testing the commute when possible rather than relying solely on the estimated drive time you see online.
The Neighborhood at Different Times of Day
If you love a house, go back to the neighborhood.
Drive through on a weekday morning. Stop by after work. See what it feels like on a Saturday afternoon. Is street parking completely different at night? Is the street busier during rush hour? Are neighbors outside? Can you hear traffic from a nearby road?
A 30-minute showing gives you a snapshot of a house. It does not necessarily tell you what it is like to live there.
What Is Nearby?
Think about the places you visit regularly. That could mean grocery stores, coffee shops, restaurants, parks, gyms, daycare, trails, libraries, or a favorite Target run.
Not everyone needs to live somewhere highly walkable, but it is worth thinking about how far you want to travel for the things you use most. Sometimes buyers focus so heavily on the house itself that they do not think about whether the surrounding area actually works for their lifestyle.
Your Property Taxes and Monthly Costs
Two similarly priced homes can have very different monthly costs.
Property taxes vary throughout DC, Maryland, and Virginia, and HOA or condo fees can add significantly to your monthly payment. Some communities also have additional fees or special assessments.
When comparing homes, look at the bigger financial picture rather than focusing only on the purchase price.
The Home’s Resale Potential
You may not be thinking about selling when you are still trying to buy, but I am!
Things like location, layout, parking, outdoor space, proximity to major roads, and overall neighborhood desirability can affect how easy a home is to sell down the road.
That does not mean every home needs to check every box. Sometimes accepting one less-than-perfect feature gets you a home you love at a price that makes sense. The important part is understanding what you are compromising on and how that could impact you later.
What’s Coming to the Area?
Today’s neighborhood may look very different five or ten years from now.
New development, transportation projects, retail, parks, and infrastructure improvements can all change an area. The same is true for proposed construction or major projects nearby that could affect traffic or your surroundings.
You cannot predict everything, but doing a little research into what is planned for the area can help you make a more informed decision.
Think About the Whole Picture
School districts can absolutely be an important part of a home search, but they should not be the only thing driving your decision.
The best home is the one that makes sense for your priorities, your budget, and the way you actually live. Sometimes that means choosing a smaller home in your favorite neighborhood. Sometimes it means expanding your search a few miles and getting significantly more house. And sometimes the neighborhood you initially overlooked ends up being the one that checks the most boxes.
