Buying a Home With a Pool: Dream Feature or Extra Expense?

For many buyers, a backyard pool is the ultimate wish-list item. It’s easy to picture summer bbqs, kids splashing around, or relaxing after work without ever leaving home. But before you fall in love with a property because of the pool, it’s worth taking a closer look at what comes with it.

The truth? A pool can absolutely be a fantastic feature, but it isn’t the right fit for everyone.

Consider How You’ll Actually Use It

One of the first questions I encourage buyers to ask themselves is, “Will I realistically use this enough to justify the added cost and maintenance?”

In the DMV, our pool season is relatively short. While a heated pool can extend the season, you’ll still likely get just a few months of regular use each year. If you love entertaining outdoors or have young children who will spend every weekend swimming, it may be well worth it. If you aren’t sure how often you’ll use it, it’s something to think through before making it a priority.

Don’t Skip the Pool Inspection

If you’re purchasing a home with a pool, I always recommend adding a specialized pool inspection in addition to the general home inspection.

A pool inspector can evaluate the structure, equipment, pumps, filters, plumbing, electrical components, and safety features. Repairs to pool equipment can add up quickly, and it’s much better to know what you’re walking into before closing than after you’ve moved in.

Budget Beyond Your Mortgage

Owning a pool comes with ongoing expenses that buyers sometimes overlook. Depending on whether you maintain it yourself or hire a service, you’ll want to budget for things like:

• Regular cleaning and chemicals
• Opening and closing the pool each season
• Equipment maintenance and repairs
• Higher water and electric bills
• Potential increases in homeowners insurance

None of these costs are necessarily deal breakers, but they should be part of your overall homeownership budget.

Think About Maintenance

Some buyers genuinely enjoy maintaining a pool. Others quickly realize they’d rather spend their weekends enjoying it than cleaning it.

Whether you plan to do the work yourself or hire a professional, it’s important to understand the time commitment involved. A beautiful pool doesn’t stay that way without regular care.

Consider Future Resale

A pool can absolutely make a home more attractive to certain buyers, but it can also eliminate others from the pool of potential purchasers (pun intended).

Some buyers specifically search for homes with pools, while others intentionally avoid them because of maintenance, safety concerns, or added costs. In many neighborhoods, a pool is considered a nice bonus rather than something that significantly increases a home’s value.

As with most real estate decisions, location and neighborhood expectations matter. In communities where pools are common, buyers may expect one. In others, it may simply appeal to a smaller audience.
