Your HVAC system is one of those things most homeowners do not think much about… until it stops working on the hottest day of the summer or the coldest day of the winter. And unfortunately, by the time there is a problem, it is often a much more expensive one than it needed to be.
One of the most common questions I hear from homeowners is: how often do you actually need to service your HVAC system? Ideally twice a year, once before cooling season and once before heating season.
Spring and fall are typically the best times to schedule maintenance. In the spring, technicians can make sure your AC is ready before the DMV humidity and heat arrive in full force. In the fall, they can inspect your heating system before temperatures drop. Think of it similarly to routine maintenance on your car. Regular servicing helps catch small issues before they turn into costly repairs or full system replacements.

Speaking of filters, that is one of the easiest homeowner maintenance items that often gets overlooked. Most filters should be changed every 1–3 months depending on the type of filter, whether you have pets, allergies, or how heavily the system runs. A dirty filter can restrict airflow, make your system work harder, increase energy bills, and shorten the lifespan of the equipment.
One thing many homeowners do not realize is how important HVAC maintenance can be when it comes time to sell. Buyers pay attention to the age and condition of major systems, and inspectors absolutely will as well. A well-maintained HVAC system signals that the home has been cared for overall. On the flip side, deferred maintenance can create red flags during inspections and lead to repair requests or buyer concerns.
In the DMV specifically, HVAC systems also tend to work hard because of how extreme our seasons can be. Hot humid summers, cold winters, and those in-between temperature swings mean your system rarely gets much of a break. Preventative maintenance can help extend the life of the system and improve efficiency, which matters even more with today’s utility costs.
If you cannot remember the last time your HVAC system was serviced, that is probably your sign to get it on the calendar. It is one of those relatively small homeowner tasks that can save you a lot of money and stress down the road. Many HVAC companies also offer annual maintenance contracts or service plans, which can make it easier to stay on top of seasonal servicing and sometimes even provide discounts on repairs or priority scheduling if issues come up.
