It’s normal to catch feelings for a house. The trick is protecting your future self while honoring what you love right now. Here’s how I coach buyers in the DMV to keep both the heart and the head in the room—so you can celebrate the win and feel great about it a year later.

Start with a “north star” you set before touring
These pre-decisions become your guardrails when emotions spike.
Use a quick “offer confidence check”
If you’re ready to write, you should be able to say yes to all three:

Every DMV home has “character.” Our approach:
Appraisal: protect the upside and the downside
If value comes in low and we have a contingency, we can renegotiate price, meet in the middle, or exit. If we waive or gap, it’s because the comps and your comfort level support that risk—never because “everyone else is.”
Keep your guardrails visible during negotiations
Before counters start, write these down:

The bottom line
