living in the DMV
If buying a home is on your 2026 radar, January is the perfect month to test-drive homeownership—on paper and in your budget—while you’re still renting. Think of this as a low-stress rehearsal: you’ll practice the payment, build the right savings buckets, and learn what feels comfortable long before you write an offer.

Step 1: Pick your “practice payment”
Choose a monthly number you actually like, not just what you could qualify for. Include:
If you’re not sure where to start, I’ll have a local lender model two or three payment scenarios for your price point. The highest number that still lets you sleep at night becomes your practice payment.
Step 2: Layer in the real-life add-ons
Homeowners carry a few costs renters don’t. Add these to your rehearsal:
Step 3: Run the “shadow mortgage” for 60–90 days
Keep paying rent as usual. On the same day each month, move the difference between your rent and the practice payment to a separate savings account labeled “Future Home.” If your rent is $2,300 and your practice payment (with add-ons) is $3,100, transfer $800 every month—no skipping.
Why it works:
Step 4: Make your accounts work for you
Step 5: Clean, quiet credit habits
Step 6: Right-size an emergency fund
Aim for 3–6 months of your future homeowner budget (not your current rent budget). If that feels far away, start with one month and stack steadily.
Step 7: Plan the “cash to close”
Quick, realistic markers for the DMV:
Your shadow mortgage contributions accelerate this fast.
The bottom line
Budgeting like a future homeowner is the best way to become one—calmly. Set a practice payment, automate the difference, build the right buckets, and let January be your proof-of-concept. When you’re ready to shop, you’ll know exactly what you can carry and you’ll already be halfway to your cash-to-close.
