living in the DMV
That quiet week at the end of December is perfect for low-lift prep that makes your spring search calmer, faster, and more successful. No all-day projects—just a handful of 20–60 minute tasks that set you up to hit the ground running in the new year!

1) Clarify your must-haves vs. nice-to-haves
Grab a notepad (or Notes app) and sort into three buckets:
2) Set a monthly payment you actually like
Your pre-approval will give you a top number; define the monthly payment that still lets you travel, save, and sleep at night. Include principal/interest, taxes, insurance, HOA/condo fees, and a maintenance buffer (especially for older DC/rowhome inventory).
3) Do a 60-minute finance tidy
4) Take stock of your cash to close
Estimate down payment + closing costs (often 2–3% of price in our market, more with points). If you’re planning on gift funds, ask family now so we can document properly in January.
5) Book a 30-minute lender consult
Ask for two quick looks:
6) Sketch your timeline (and your exit plan)
7) Learn the common DMV curveballs (so they don’t rattle you)
8) Decide your guardrails before emotions run high

The bottom line
Use this quiet week for small, strategic steps: align your criteria, get your money organized, talk to a lender, and learn your target blocks in their real winter light. Do that, and you’ll start the new year clear-headed, offer-ready, and a big step ahead of the spring crowd.
Want me to tailor this into a personalized plan (price point, neighborhoods, lender scenarios)? I’m happy to map your route and build a January game plan for your DMV search.
