Touring:
Bring your must-have list. After each showing, give the house a quick 1–10 score and one sentence on “why.” It keeps clarity as homes blur together.
Writing the offer:
We’ll outline Plan A (win at your target terms) and Plan B (cap, walk-away, or pivot). Knowing both reduces second-guessing.
Inspections:
Expect a list—older DMV homes have “character.” We’ll focus on safety, structure, water, and systems. If it’s big, we ask for repairs/credits or we walk.
Appraisal:
If value comes in low and we have a contingency, we’ll renegotiate or revisit terms. If not, we’ll decide whether the home still works for you (sometimes the answer is yes, sometimes it’s no).
Final stretch:
Decision fatigue is real in week three of underwriting. I’ll keep your timeline, translate lender/title requests, and remind you what’s normal.
