If you’re buying your first home, you probably have a lot of questions. And that’s a good thing. The right real estate agent isn’t just there to unlock doors—they should be your guide, your advocate, and your go-to resource throughout the process.

Whether you’re just starting to think about homeownership or you’re getting serious about making a move, here are 10 questions every first-time buyer should be asking their agent. (And yes, I love when clients ask these.)
1. What can I realistically afford in this market?
This goes beyond just what the lender approves you for. A good agent can help you think about what your monthly payment actually means for your lifestyle and identify neighborhoods where your budget stretches further.
2. What are the upfront costs I should be planning for?
There’s more to buying a home than just the down payment. Your agent should walk you through earnest money deposits, closing costs, inspection fees, and any other expenses that might come up before the keys are in hand.
3. How competitive is the current market for buyers like me?
Markets shift—and your agent should have a clear understanding of how competitive things are right now for the type of home you’re looking for. This helps you set expectations and build a strong offer strategy.
4. Can you recommend a trusted lender, home inspector, or title company?
You don’t have to build your homebuying team from scratch. Your agent should be able to connect you with vetted, experienced professionals they trust—and who communicate well with each other.
5. What’s your approach to helping buyers win in multiple-offer situations?
If you’re in a competitive market, it’s important to know how your agent helps their clients stand out. That doesn’t always mean going over asking price—sometimes it’s about strategy, structure, or relationships.
6. What should I be looking for during showings (beyond the obvious)?
It’s easy to focus on pretty finishes or big kitchens, but your agent should help you look at the bones of the house, potential maintenance issues, and things that might impact resale down the line.
7. What contingencies should I include in my offer—and why?
Your agent should explain which contingencies (inspection, financing, appraisal, etc.) make sense for your situation and how they protect you as a buyer. They should also be able to help you weigh the risks of waiving any of them.
8. What happens once I’m under contract?
The offer is just the beginning. A good agent will clearly walk you through the next steps, timeline, and what to expect from contract to close—so nothing catches you off guard.
9. How do you communicate with your clients during the process?
Buying a home can feel like a whirlwind, so knowing how and when your agent will update you matters. Do they check in regularly? Text or email? You should feel like you’re always in the loop.
10. What’s your role after I move in?
A great agent doesn’t disappear after settlement. Whether it’s finding a contractor, connecting you with a tax advisor, or just answering questions that come up in year one, your agent should still be a resource long after the closing table.
The Bottom Line
There’s no such thing as a dumb question when you’re buying a home—especially your first one. And the more you ask upfront, the more confident and prepared you’ll feel as you navigate the process.
